Waste management and maintenance
The tenant must ensure that all waste discharged into the sewers is biodegradable and does not interfere with the proper functioning of the sewer system. The following is a partial list of things that should not, under any circumstances, be put into the sewer system:
- Tampon
- Sanitary napkin
- Cigarette butt
- Diaper
- Damp towel
- Sanitizing or disinfectant wipe
- Dental floss
- Cooking grease
- Condom
This waste could block pumps and cause sewer backups.
All costs related to sewer problems caused by the negligence of a tenant will be charged to all tenants when leases are renewed, as permitted by law.
We take care of maintaining common areas and roads (road condition and snow removal). The tenant is responsible for maintenance of the rented site, including mowing the lawn, removing snow from the entrance and the general condition of the lot. If the lot is poorly maintained or cluttered, a formal notice will be sent. The landlord reserves the right to have poorly maintained grounds cleaned at the tenant’s expense.
Sale and purchase of a mobile home
Most Caisses Desjardins and RBC branches. Ask us for a referral.
When you buy a mobile home on a leased lot, you are dealing with two different parties, the seller of the mobile home and us, the owner of the lot. You must first have an accepted purchase offer from the owner of the mobile home and have carried out the inspection. You must then contact us to qualify for the lot rental. Be aware that we must do a credit check. Once we have received the result of the credit check, we will contact you to obtain post-dated rent cheques. When we have received the rent cheques, we will send you a lease to sign.
Once an agreement has been reached with the new lot lessee, we will return your post-dated cheques or, if you wish, destroy them.
Unlike conventional real estate transactions, there is no public registry for recording mobile homeowners. This category of transaction is largely unregulated. We therefore recommend using a notary specialized in this type of file: Cynthia Gaudette LL.B., DDN at www.lgml-notaires.ca
When we have space for more mobile homes, we add the mobile homes ourselves. They are then renovated and sold on rented sites. You cannot move in your own mobile home.
Rent and Payment
Prices vary from between $93 and $600 per month, depending on the location of the lot in the park and the city where the mobile home is located. Please contact us to request information.
Tenants must pay their lot rental on the 1st of each month. At the first late rent, a formal notice will be sent by registered mail. Legal steps of eviction are then immediately initiated. Once a judgment is obtained, you must choose between moving out of your mobile home or letting a bailiff put the mobile home up for sale, in which case you will lose significantly. In the event that you end up paying your rent before the eviction, you must still reimburse us for legal fees and other costs incurred during the proceedings.
If your cheque is returned for insufficient funds, we will contact you to make an immediate bank transfer. An additional charge of $25.00 will be added to cover the costs incurred.
What’s allowed (or not) in mobile home parks
The tenant has the right to keep, at the most, one dog under 15 pounds (except for mobile home parks located in La Baie, Granby and Saint-Sauveur where there is no size limit) and two cats. All dogs must be leashed or kept in a fenced area on your rented site. If we receive complaints from your neighbours and these rules are not respected, we will contact the SPCA, and you will have to surrender your animal. It is important to pick up animal droppings daily in the field and immediately during walks.
You must first make a diagram, a precise drawing with measurements. You will also have to advise the municipality. If the city accepts your plan, we will accept the work, as long as it is not detrimental to your neighbours. You must send us your plan so we can provide you with the signed authorization required for your file with the city.
You must check with the municipality if RV storage is allowed in your area. If the municipality allows it, we will accept an RV providing it can be set back far enough to be within the front boundary of your mobile home and does not obstruct your neighbours’ views.
